New Developments and Custom Home Projects can be a complex, multi-year endeavor involving several key parties. Leveraging our combined decades of experience as both a building science specialist and real estate investor, Velum can assist owners in understanding their project scope from the very beginning with a Feasibility Study as well as offer what we call our Custom Home Concierge service.

With this service, we act as an owner’s fiduciary and guide them through all aspect and phases of construction including pre-design activities, managing the overall design and construction document development, any required bidding services, and construction administration, project management, and quality assurance services. 

Pre-project and pre-construction services often begin with site diligence, preliminary project scope, market analysis, cash flow modeling, and valuation. This then can include interviewing, recommending, and overseeing architects, engineers, designer, specialty consultants, builders/general contractors, landscaping, specialty contractors, manufacturers, third-party testing, and more. A tailored package can be designed for your specific project.

This service is typically for larger projects (in excess of $2M) involving multi-discipline design and construction teams and allows building owners to focus on their primary responsibilities instead of being consumed by a complex rehabilitation or construction project.
